Moss is a roofs worst enemy because it holds moisture and over time will degrade the asphalt roof shingles. Lichen's roots can grow very deep and also shortens the lifespan of your roof. Black streaks on your roof are caused by an algae that forms a dark protective coating and feeds on the limestone filler on your roof shingles. These black streaks don't help curb appeal for your home but aren't damaging your roof, however it does create an environment where moss and lichen are more likely to grow in the future.

WHAT IS THE PROCESS TO SAFELY AND EFFECTIVELY CLEAN MY ROOF?
A soft wash is the safest and most effective way to clean your roof of moss, lichen and black streaks. We do not recommend high pressure washing or heavy scrubbing which can loosen the granules on the shingles and shorten the lifespan of your roof. A soft wash utilizes a lower pressure plus a bleach and water solution that is recommended by the roof shingle manufacturers to clean and maintain your roof. The solution will be applied to your roof and all the organic growth will turn white and be neutralized. The solution will then be rinsed off with water at a low pressure. Some moss may fall off in the process but the best way to maintain the lifespan of your roof is to let it fall off over time. Some of the growth will fall off with a hard rain but most will be removed during the winter with snow during the freeze and thaw cycles.

Cost depends on the size of the roof, the height and how much growth there is. Ladder set up and roof access is also taken under consideration during pricing. Sometimes just one side or even one area of a roof has growth and the entire roof may not need to be treated. A typical roof wash can cost between $400 - $900 or more depending on the variables.
